Find your Property Lines

Knowing where your property lines are is a necessary point in homeownership. Without this knowledge, you may upset neighbors, have neighbors infringe on your property, or possibly break the law on accident. There are a number of methods to figuring out your property lines, here they are.

  1. Your Deed contains your property information within it. This includes your boundaries. In order to find your property lines from your deed you will need to measure from landmarks and make sure your measurements match the deed. This method isn’t the easiest to complete.
  2. Municipal assets such as the website for your assessor’s office may have maps that encompass your land. The county recorder's office may also have maps. You can use these maps to measure your property boundaries to see if you’ve been assessing them correctly.
  3. Hiring a surveyor is the best course of action for understanding your property lines. Surveyors are professionals that will measure and map the lines appropriately. An average location costs $505 to get surveyed, although the price depends on your property size, location, history and more.

Understanding adverse possession: It’s very important to know where your property lines are if your state has adverse possession laws. These laws state that if someone is taking care of your land for X amount of years they have a legal right to that land. So if your neighbor has been mowing a piece of your land for the past decade they may have the right to ownership over it! The amount of time that someone has been taking care of, or you have been taking care of someone else’s property varies from state to state, but knowing where your property lines are will help stop you from falling victim to these laws.
